What is a commercial EPC?

A non-domestic Energy Performance Certificate rates a building's energy efficiency from A (best) to G (worst), and lists the measures that would improve it. It's produced by an accredited energy assessor and is the document that decides whether you can lawfully sell or let, and whether you meet MEES.

What a commercial EPC assessment involves

An accredited assessor inspects the building's fabric, heating, cooling, ventilation and lighting, and records the data needed to model its energy use. That model produces the A to G rating and a recommendation report of improvements. The assessment level, from simpler SBEM calculations to full dynamic simulation, is matched to how complex your building's services are. The certificate is then lodged on the national register.

Today's minimum to let is EPC E. In June 2026 the government confirmed its intention to raise the standard for larger commercial buildings, over 1,000 square metres, to EPC B by 2031, subject to legislation and a cost-effectiveness test. How much does a commercial EPC cost?+
It depends on the size and complexity of the building, the number of zones and services, and the assessment level required. As a broad UK guide in 2026, a small, simple unit can start from around £150 to £350, with larger or more complex buildings running to £1,000 or more. You'll get no-obligation quotes to compare.
How long is a commercial EPC valid?+
A commercial EPC is valid for 10 years, or until a newer one is produced for the same building. If nothing has changed you don't have to renew it every time you let or sell within that period, though a better rating is often worth commissioning early to meet MEES.
Is a commercial EPC a legal requirement?+
Yes. A valid non-domestic EPC is required whenever a commercial building is built, sold or let in England and Wales, with limited exceptions. Since 1 April 2023 it is also unlawful to continue to let most commercial property with an EPC rating below E under the MEES regulations.
What is the minimum EPC rating to let a commercial property?+
Under the Minimum Energy Efficiency Standards (MEES), the minimum is currently EPC E. Since 1 April 2018 landlords could not grant a new lease below E, and since 1 April 2023 they cannot continue to let an existing sub-standard property (F or G) unless a valid exemption is registered.
What if my property is rated F or G?+
You generally cannot lawfully let it until it is improved to at least E, or you register a valid exemption on the PRS Exemptions Register. An assessor can identify the most cost-effective improvements, and financial penalties for letting a sub-standard property can reach £150,000 per property.
